What we offer

Lettings & Property Management
When renting, Mason Estates, offer several letting packages which again can be tailored to suit your own individual requirements. Before renting, we can:

  • Provide advice on pre-letting requirements and legislation
  • Provide house clearance and waste removal
  • Arrange repairs and maintenance prior to a property going for rent
  • Property fit out if necessary
  • BER Certificates and professional photography

Regarding our letting services, we offer:

A ‘Let only service’
This is where we market the property on www.masonestates.ie, www.daft.ie & www.myhome.ie and all of their associated websites. Where possible, and if requested, we will erect a ‘To Let’ board – there are no set up charges and marketing costs for this. Some of the websites charge for ‘premium advertisements’ – if these are requested, there will be the relevant charge invoiced. All our viewings are supervised and when a proposed tenant is interested in a property, we will ask for references. These will include, employer, previous property owners (if available) and any other information that may be possible to get. If the references are acceptable, we will negotiate and finalise all the terms of the tenancy. We will, subsequently, draw up the lease agreement and include any special conditions that may be required. On signing of the lease agreement & move in, we will arrange the transfer of the electricity & gas accounts. We will transfer these accounts, but it is advisable and the responsibility of the property owner to check up on these if a final account doesn’t arrive within 7 working days. On signing of lease agreements, we will secure one month’s rent and one month’s rent as a security deposit on the property. We will also set up a rent payment method to suit your requirements, usually a standing order. We will get the tenants to fill out their section of the RTB form and this will be sent to you with the lease agreements (The RTB registration is done automatically for management properties). BER Certificates are required on all rental properties – If you haven’t got one, we can help you organise this.

A ‘Let & Management service’
Here we do all the above and instead of passing over to the property owner to manage, we become the point of contact for all correspondence and any issues going forward.

We will monitor rents; transfer rents & subsequently email a monthly statement. All rents are paid directly to us, and fees and expenditure (if any) are deducted at source. The balancing rent is then transferred over to you within a couple of working days.

We can also arrange payment of service charges, insurance premiums etc. as requested.

We provide a hands-on management service, which not only professionally manages your property, but also delivers a friendly approachable service to occupants, which helps to build a strong relationship, that ensures the smooth running of tenancies.

We arrange regular inspections of all our properties to ensure they are being maintained to the high standards we set.

We manage over 350 properties in the greater Dublin area and have our own in-house maintenance team, along with a team of established reliable contractors that offer reasonable rates. We are more than aware that, in the current climate, it is essential to keep costs down and where possible, we minimise the call out charges, and in some cases, there are no charges at all.

An important feature of our management service is that we only charge fees when you are getting paid rent – if you don’t get paid, we don’t get paid. We do not charge a letting or a re-letting fee, this is all part of the ‘let & management’ service.

Our management service is hands on, and all our occupants’ issues are dealt with as soon as possible, as something small to an owner is not always small to an occupant. Many of our clients are with us for 20 years and more which we believe is a testament to our service.

Also, as we have been providing Property management for over 30 years, some of our clients now were renting from us in the past, which again indicates a fair service from all sides.
