Accurate Valuations
Finding the right price to come to market gives you the best possible chance of achieving the strongest price in the right timeframe. Overprice your property and you can be on the market for months. Underprice it, and you may struggle to achieve a strong price. We did over a thousand valuations last year so we know the value of property, which allows us to best advise you on the right price to come to the market.
Selecting the right agent
Ensure you select an agent that will be with you 100% of the way. Selling is about assessing the pros and cons of every property to ensure you can answer any question. You don’t want junior staff conducting your viewings, with no answers, and little experience of how to tailor responses to suit each property.
Instructing a good solicitor
An integral part of each sale is the conveyance process. An unproportionate amount of sales collapse due to poor communication and preparation. A good solicitor will help ensure a smooth and efficient sale.
Ensuring all legals are in place
Do a complete check on title deeds, planning permissions, leasehold information or anything else you can think of that may hold up a sale down the line. By having all of these in place you can ensure that there are no impediments to your sale progressing.
Preparing your property for sale
While it may sound like an obvious statement, people buy with their eyes. Therefore, presentation is so crucial when coming to the market. First impressions really are important, so externally, try to ensure you have a tidy, weed-free environment. Internally, de-clutter, address any signs of condensation throughout the house, and consider a fresh coat of paint if the property needs it. We pride ourselves on our carefully scripted adverts, and have an excellent team of photographers, that ensure each property is presented to the best of it’s potential, while detailed floor plans, videos, drone shots, and VR tours allows prospective purchasers to get a real feel of a property before they ever set foot inside.
Or we can arrange to have your property staged. The reality is a staged property can achieve in excess of 15% more than a vacant one.
Viewing by appointment
Viewings are an opportunity for us to not only sell the benefits of a property and its location, but also for us to get to know the potential buyers. Selecting the right buyer gives you the best chance of a successful sale. Therefore, our preference is for private viewings to allow the viewers time to get a real feel for the property, while allowing us to get a feel for them. We view properties morning, afternoon and evening, 6 days a week to ensure we get every potential buyer through the door.
Offers
Each vendor, and their property, are unique, so we work hard get the right offers for you. We ensure all offers are in writing, and make sure we understand the position of each potential purchaser to ensure they are suitable for the circumstances. We then update you after each viewing, so you know how the sale is progressing at all times.
Going ‘Sale Agreed’
Once we agree the buyer with you, we issue out the booking deposit request to the purchaser that highlights the next steps. When the deposit hits our account, we write to both solicitors providing the required information for them to conduct the conveyancing. If surveys and/or bank valuations are required, we make sure these are done promptly to ensure a smooth process. Most importantly, we ensure regular communication with the purchasers to assist the sale along in a timely process. All conducted by the same agent who assisted you from day one.
Exchanging contracts
When the solicitors have finalised and agreed all the contact details, then it is time to sign and exchange the contracts. Once this is completed, the solicitors will agree a closing date.
Closing
On the agreed date, and once the purchaser’s solicitor has conducted the final searches, they will arrange the transfer of the balance of funds to your solicitor, and we will get a call to release the keys. Then the sale will be completed.
Staging service & house clearance
People buy with their eyes, and a Zoopla survey in the UK found viewers focus more on artwork and furniture than structural features. To capitalize on this, we stage properties before listing them, often achieving a 10-15% increase in sale price. We work with skilled interior designers experienced across various property types and have an in-house maintenance team to handle pre-sale clearance and repairs.
