When selling your house, you need to identify what your personal requirements are.  Every sale is unique, and by identifying what you need from the sale we can best develop the right strategy to help you sell your property.  Are you looking for the best price?  Do you need a quick sale?  Do you need a patient purchaser?  By establishing your needs at the beginning, we can then tailor the sales process to fit with your needs.

Finding the right price

We do over a thousand valuations each year, so are well placed to give you the real value of your property. By launching your property at the right price, you give it the best chance of achieving the best price.  However, if for example you need a quick sale, you should be prepared to accept an offer that is suitable to your requirements. A first-time buyer, or a cash buyer can usually complete a sale quicker than a purchaser that is in a chain.

Finding the right buyer

Conversely, if you need to buy with the proceeds of your sale, then you need a buyer who understands your needs and is willing to wait. Every vendor and purchaser’s circumstances are different, and a good agent will be able to identify both the seller and the buyer’s needs and will manage a sale accordingly.

Presentation

The importance of presentation cannot be emphasised enough. “People buy with their eyes”, and a purchaser needs to be able to visualise their new home.  Small things matter, like evidence of condensation in the bathroom, or around windows in bedrooms.  Condensation is a fact of life in Ireland.  However, re-grouting or silicone around a shower or bath, and cleaning or giving a lick of paint to bathroom ceilings, and around window reveals can make a huge difference.

Staging

While staging is not for everyone, we have seen some very impressive uplifts in the final sale price, especially in apartments, where the property has been staged. A couple of thousand euro at the start can result in an extra €30-€40k to your final price, and this is a service that we can provide should you wish to consider this option.  Alternatively, we have had clients take furniture from their own homes and use this for the duration of the viewings. Ultimately, it’s about showing the property in all it’s splendour.

Kerb appeal

Tidy up the front of the property, as first impressions count.  Many buyers do a drive by long before contacting an agent, and if the property or grounds looks tired, they might give it a miss.  Weed, tidy-up, and make the front as presentable as possible.

De-clutter

Buyers often struggle to visualise space, so it’s important to create a sense of space for them. So, for example, if you are using a spare room or understairs cupboard as storage, think about clearing them and moving the items to a garage, the attic, or even in to storage for the duration of the sales process.

Address any minor issues

Buyers only have a limited time in your property, and their brain is both consciously and subconsciously forming opinions on the property, and the small things do matter.  So, if you have a loose door handle, a blown bulb, a wobbly banister, then get them fixed. It is all about making a strong first impression.

Eliminate unpleasant odours

Pets can be a big culprit here. While they are family members, the smell can put buyers off, so air fresheners and cleaning of carpets, rugs and even curtains can really help.  Smoke, whether from smoking, or from open fires can also be off-putting and eliminating them can really help the sale of a property.

Clean the property

Just like above, you want to leave the best impression, and while you don’t need a professional cleaner before every viewing, it is very important to ensure the property is clean, tidy and presented in its best condition.
